Basically, blocked drainage - sewerage smell coming up and very slow and erratic sink drainage internally. To get at the drain in the garden of the property will almost certainly require lifting up and replacing some wooden decking (maybe 2sqm - certainly not more, and this is something that's been done before)..

 I can't speak highly enough of Owen. We spoke, he came round next day and took care of everything quickly, efficiently and cheerfully. Best experience of any tradesman I've ever used.
